Step 2: A high water table and limited gravity drainage
Very little of the island chain has enough elevation for gravity sewer to work the way it does on the mainland. That makes pump systems and lift stations far more common in Keys commercial properties, and it makes pump failure a more immediate problem.
Step 3: Hurricane and storm-surge exposure
Storm surge floods wet wells, submerges control panels, and pushes saltwater into systems designed for wastewater. Pre-season verification and post-storm assessment are both routine work here rather than exceptional.
Step 4: Monroe County wastewater and pretreatment requirements
The Keys operate under some of the strictest wastewater rules in Florida, for good reason.
Since a 1999 state mandate required the entire island chain to move to advanced wastewater treatment and eliminate septic tanks and cesspits, commercial properties have been connected to systems with limited treatment capacity and low tolerance for what gets discharged into them. The Florida Keys Aqueduct Authority serves unincorporated areas south of Mile Marker 87 and sets pretreatment standards requiring properly designed grease interceptors and oil-water separators. In Key Largo, the local wastewater district applies a surcharge to bills where discharge exceeds a biochemical oxygen demand threshold, which means an underperforming grease interceptor at a busy restaurant is a monthly line item, not just a maintenance issue.
That is the practical argument for keeping interceptors and drain lines properly serviced here rather than reactively cleared. Our
